WHAT IS A PROPERTY CONDITION REPORT?

A Property Condition Report is prepared at the commencement of each tenancy, prior to the renter moving into the property. This detailed report documents the condition of the home, providing a clear record that is referenced at the end of the tenancy. Once the renter vacates and returns the keys, a final inspection is conducted as soon as possible. During this inspection, the original Property Condition Report is used to carefully compare the current state of the property against its condition at the start of the tenancy. Each item is reviewed to ensure the property has been maintained appropriately. Any areas requiring attention or rectification by the renter are identified at this stage, ensuring the property is returned in accordance with the agreed condition.


WHAT IS A ROUTINE INSPECTION?

Routine inspections are carried out after a renter takes possession of the property and are conducted every six months. These inspections play a vital role in ensuring your property is being maintained to a high standard, while also allowing us to identify any maintenance requirements early.

Following each inspection, you will receive a detailed report outlining our findings. Should any items require further attention, a member of the Assets Real Estate Property Management team will be in touch to discuss the next steps and provide recommendations.


WHAT HAPPENS WHEN A RENTER STOPS PAYING RENT?

If a renter falls behind in their rental payments, a formal Notice of Breach is issued to notify them of the arrears and request that the outstanding amount is brought up to date within the required timeframe.

Should the renter fail to rectify the breach within the stipulated period, further action is taken in accordance with legislation, including the issuance of a termination notice requiring the renter to vacate the property.


HOW DO RENTERS PAY THEIR RENT?

Renters have a range of convenient payment options available, making it easy to ensure rent is paid on time.

These options include:

  • Cheque or money order
  • Internet banking via their chosen financial institution
  • Direct debit from a nominated bank account
  • Cash in office

For added convenience, we can provide our account details so renters can set up automatic payments through their financial institution or centrepay.


WHEN DOES THE RENT MONEY GET PAID INTO MY ACCOUNT?

At the end of each month, all funds held on your behalf are disbursed to you, unless otherwise instructed. Payments are made via direct credit to your nominated bank account. A detailed statement is provided at the same time, outlining all income received, as well as any applicable debits and credits for the month.
